We operate in selected markets with growth dynamics, macroeconomic stability and strong premium demand. Each area is chosen for its balance between exclusivity, return on investment and sustainability over time.
Developments on Lake Como and in selected European destinations. Focus on contemporary architecture compliant with Como landscape protection (D.Lgs. 42/2004) and durability of demand in scarce locations.
Ras Al Khaimah, neighbour to Dubai, is repositioning on the Wynn Al Marjan thesis. Victaura entered the market with off-plan positions adjacent to the new gaming hub, read against the risk vectors documented in our Geography of Trust Vol.4.
Zanzibar's hospitality market is repositioning toward the luxury tier, with structural Italian inbound and Forbes Global Properties coverage from 2025. Victaura operates in branded and unbranded segments on the north coast.
Bali and Gili Air combine resort-grade infrastructure with regulated foreign-ownership structures (Hak Pakai / PT PMA). Victaura develops in selected micro-locations with documented planning constraints.
